Semi Unitised Glass Facade Cladding

A semi-unitized glazing system is a hybrid curtain wall approach that combines the precision of factory-made units with the flexibility of on-site assembly. In this system, the primary structural grid (vertical mullions and horizontal transoms) is installed on the building first, while the glass panels are pre-assembled into sub-frames at a factory before being brought to the site for final mounting into the grid. 
Key Characteristics
  • Hybrid Installation: It sits between a "stick system" (built entirely on-site) and a "unitized system" (installed as fully finished, floor-to-floor panels).
  • Grid Framework: Vertical mullions are attached to floor slabs first, followed by horizontal transoms to create a grid-like structure.
  • Factory Glazing: Glass panels and spandrels are "shop glazed" (assembled with seals and sub-frames in a factory), ensuring higher quality control and weather resistance.
